Abstract:
Land registration plays a critical role in protecting ownership rights and ensuring transparency in property transactions. However, existing land registration systems in Tanzania are characterized by manual processes, fragmented records, limited transparency, and challenges in verifying land ownership information [6]. These weaknesses often result in document forgery, fraudulent transactions, delays in verification, and land ownership disputes [9]. Although blockchain technology has demonstrated significant potential in improving security and transparency in record management, its practical application in land administration within developing countries remains limited [5]. This study proposes a Blockchain-Based Digital Land Registration and Verification System for secure and transparent transactions. The study analyses existing land registration challenges, designs a secure blockchain-based architecture, and proposes a digital platform for land registration and ownership verification. The System Development Life Cycle (SDLC) methodology is adopted to guide system development, with data collected through interviews and document review to understand current land administration practices. The proposed system integrates blockchain technology to provide immutable and transparent storage of land ownership records and transaction histories. The expected outcome is a secure, transparent, and efficient platform that reduces land fraud, enhances trust among stakeholders, and simplifies land ownership verification processes. The study contributes to the modernization of land administration systems and demonstrates the potential of blockchain technology in improving land governance within Tanzania.
